Entrepreneur believes property development has many opportunities

Hulisani Tala, whose company MMT Projects operates mainly in property construction, development and management, was drawn to the sector because of its diverse opportunities. His passion for the sector is what enables his business to survive and he says he plans to expand its services. Speaking to Vutivi News, Tala said that his company provided tender document pricing, elemental cost estimates, cash flow projection, construction management and project estimates.

He has found a rich vein of opportunity offering project management services in one of the economy’s main growth areas. Most of his customers are based in Gauteng and operate within the property construction sector. His services come in handy when companies want to bid for tenders.

Tala said it was critical for SMMEs to know how much a project would cost as this enabled them to understand the monetary value of the project, both to them and to potential clients. “It is very important for a company to know how much they are willing to get in terms of profit and getting cost estimates plays a role in that,” he said. “For example, when you get a loan from a financial institution, you will be able to know if you are going to pay it back, and knowing how much a project costs and how much profit you have projected will contribute to this information.”

Tala told Vutivi News that he did not need much funding to start his company and initially all he had was a laptop. “The business is making a profit, but I entered into this business knowing that I needed to be patient in order to reach the level of success that I wanted,” he said. “For me, one of my favourite reasons for working in construction is when I provide an estimate for a client, and then they go on to obtain the contract and generate the amount of profit that they do.

“That is why I provide these services so that those that have a vision can be satisfied with the service that they will get,” Tala said his next goal was to venture into other areas of the property sector, including real estate. “Within five to 10 years, I believe that I will be involved in building rental development projects,” he said. “The vastness of the sector ensures that there are a lot of options of growth to choose from.” The company opened its doors 2021 and is based in Centurion.
